Campus Maintenance manages the operation, maintenance and repair of building structures, engineering services, gardens and sports grounds at the University of Leeds. The team are responsible for developing maintenance policy and strategy, ensuring that the estate is maintained in a safe condition and in compliance with statutory regulations and associated approved codes of practice and guidance.
MECHANICAL AND ELECTRICAL
Providing responsive and efficient delivery of the day to day maintenance and repair of building and infrastructures.
REACTIVE AND FABRIC MAINTENANCE
A large team of skilled tradespersons who deliver planned or reactive maintenance and an emergency call out service.
GROUNDS AND GARDENS TEAM
Responsible for the management & maintenance of the green estate at the University including landscaping, sports facilities and floral decoration.

Mechanical and Electrical
Responsive and efficient delivery of day-to-day maintenance and repair.
The Estates mechanical and electrical team provide responsive and efficient delivery of the day to day maintenance and repair of building and infrastructures across all the campus academic, and residential buildings.
Some of the services provided are;
The team carries out this maintenance and repair function by means of internal direct labour, measured term contract and specialist contract labour whilst ensuring the estate is maintained in a safe and compliant condition.
Life Cycle Replacement
This team is also responsible for the planning and delivery of life-cycle replacement and annually invest around £3.5 million in these works. Typically this will include end-of-life mechanical and electrical equipment (for example air handing plant and lighting), life safety systems (for example fire alarms), building fabric replacements or upgrades (such as new windows, recovering roofs and resurfacing footpaths) and grounds/gardens upgrades (such as improving playing surfaces or replacing fences).

Reactive and Fabric maintenance
The first line of response in a reactive or emergency situation.
The University has a large multi-disciplinary team of skilled tradespersons who, together with specialist external service providers, deliver a planned maintenance, reactive maintenance and emergency call out service to the campus.

The Direct Labour Organisation (DLO) is generally the first line of response in a reactive or emergency situation within the academic areas, with an external service provider supporting the residential sites.
